@Bryan Knight  in Southern MS you could simply find an existing park.. they are near impossible to get financing on so they all sell owner contract or cash.. you simply need to find the burnt out landlord syndrome. but be aware in MS this is the low point of rents and with it brings your biggest management challenges. now out here on the west coast and in the right locations these can be money no doubt.. but exiting ones

The higher income tenants have been my worst tenants in terms of damages, late payments, and the entitlement syndrome, unfortunately. 

However, this creates a real shiny object syndrome were a whole lot of people who have no business with a Solo 401(k) become fixated on this one plan option and focus on "how do I make it happen". 

Do not fall for shinny object syndrome- As an agent it can be tempting to invest in the newest lead source or the next big CRM.

Getting educated and working with more experienced note investors would be a good way to avoid this syndrome.

@Suzanne Griffiths  the reality in those neighborhoods is not owner occ losing homes its investors getting tired of a money pit and walking away.. granted some is owner occ but 50% are failed landlord syndrome.

Saying that you have started other businesses and failed makes me wonder if you get shiny object syndrome and quit before seeing it through to the end.

It's a start to acknowledge I have never walked in the shoes of a homeless person - I wasn't raised by my abusive uncle on the Pine Ridge reservation, I've never been a war vet suffering from PTSD, and I don't understand what its like to have down syndrome or schizophrenia.
