For future leases, try adding in that the jets work but won’t be maintained by the landlord.I bought a property that had jets and I asked my electrician to disconnect the pump, then stated in the ad + lease that the jets do not work.

Demolition - If you bought a plot of land you do not really need to worry but if there is an existing structure... disconnecting water, electric, and gas from the service providers takes a while and requires permits from town.

(I actually know of people who are both buying and selling at the moment and taking these two contradictory positions, depending on which hat they are wearing at the moment.)The disconnect alone has forced cap rates up, though it's not translating in the data yet because the deals closing recently were in the pipeline before Covid hit, and everyone else is holding their deals off-market in the hopes of a quick rebound.If either (a) the economic openings do not restore the economy to where it was in January 2020 or (b) a second wave of Covid hits because of the openings, happen, then all bets are off.

The feed is a 12g ran underground presumably in conduit to a manual Westinghouse disconnect and connects to the pump with an older style 3 prong twist lock connector.
