It was quite the learning experience but thank the Lord they will both still cash flow.

@Brad Noe, I was just in that house last weekend.

I am interested in entering into a partnership with a friend to purchase real estate for long term land lording.

My wife and I are a little concerned that the 'pin-hole leak' problem is going to persist, and may already be more widespread than we know... and the relatively relaxed posture our land-lord has maintained is additionally worrisome.  

Been a land lord since 2005 and only had one security deposit disputed informally (i.e. someone said it wasn't fair) over a carpet cleaning fee. 

Thanks for sharing your house hack experience, I did it whilst living in the UK, I believe we should all do it at least once, to gain a bit more experience of land lording and managing tenants.Good luck!
