If We adhered to the 2% rule on the offshore properties we bought we would have missed substantial cap gains.I recently met a builder from the UK that bets on double digit cap gain regardless of rents , the same for my home town in Australia.

Having worked with Australia investors for a few years now sometime I feel like I have a white shirt and red cross on my back sometimes lolThe prices that some foreign investors got spruiked into buying is just insane.I believe if you can assist your acquaintance friend by spending half a day doing some research on the wholesalers and other real estate professionals in the area that might be able to assist with the sale of this property.You can also put a few adds on Craigslist and see of you get any bites.Thanks and have a great day

I had some dumb analogy typed up but it's easier to say listen to people with experience or be prepared to learn the hard way(this lesson costs a lot of $$$$$$$) I few years ago while I was still living in Australia, I attended a few US Property seminars.The companies where charging $5,000 - $10,000 just for the privilege of getting access to these "hot" turnkey deals.Now I get those same investors asking for help as they want out.Sad stuff.Thanks
