If you are handling all of the admin side of things, the rest is easy once you set up the systems. 

Hey @Devin Bost, I would highly recommend a few things to help with this. 1) Have systems and processes lined out for any emergency you can think of.2) A spreadsheet of subcontractors/ vendors that could handle the situation that arises (plumbing leak, electric out somewhere, etc.)3) Your cleaning team and handy person should be utilized for some things.4) Something like Breezeway can give you 24/7 support around your property with a dedicated phone number line.

I noticed other companies charge the owner a fee like a $100 admin fee or something if we take over a property with a tenant the owner put in place and then have to evict them after a month to two later.

Ugly furniture and cell phone photos ... and I was grossing $3,000/mo.

Does anyone answer the phone or call you back as a prospective tenant. 

Look in the phone book under circuit courts and you will find a number for probate court.

I really don't trust the people on the phone to be correct so I switched.

Recently I've been trying to get into real estate by wholesaling so then I could get some experience but when I skip trace nobody will answer the phone!

Some will coordinate with you on zoom, some will coordinate with you just over a phone call.

One I did have direct contact and several phone calls with the owner of the program but he was intent on steering me to create a syndication which was not the stated goals of the program or what I had stated was my intention when I was pre-screened for the program.
