How can I get comps, both sale and rent comps, for single and MF properties without having access to MLS?

Area, tenant use, tenant credit (i.e. only Moody's BBB or better guarantor credit).There are a lot that can vary in NNN, just like any other real estate.You have market risks: FL has another hurricane coming, CA has earthquakes and wild fires, the midwest has anemic population growth.You have some location risk: is building on hard corner with signalized access or buried mid-block with no turn lane?  

But bottom line money is out of your account and into an account you cant access or influence.

Online options: Many counties have online access to property records through their official websites.

Sadly this industry is ripe for a company to come out with a product that does what we need it to do, be versatile enough with it's software that it can expand and have the customer service that is accessible.

Also, when picking a lender, make sure you pick one that is very familiar with BRRRR strategies, has access to hundreds of lenders to shop the best Hard Money and Refinance partners for you, and that can give you advise on the front end.
