I would list it on the high end of whatever you believe the possible rent range is.

Hit as many open houses as possible in your buying range, and selling range.

We believe we can refinance in the $2m-$2.5m range.

You can get a reasonable market range based on similar properties.

In my area, licensed professionals DO have to be involved and there's only a few companies offering the actual transporting services so that hikes up the price to around $8k to move a single wide and $15k to move a double wide (this includes disconnecting, transporting, setting back up and permits).

It may be the case that Californication of supply is sort of going nation wide thus why some new tracts are already bought up?
