I will likely keep the carpeting in the bedrooms but is there something I can do to further protect them like laying down a vapor barrier between the carpet and the carpet pad?

Most shotguns i know have only one bedroom and whenever they get renovated people tend to split off a hallway so that nobody has to walk through the room and thus it can qualify as bedroom. 

If you go 35% down on triple net single tenant the loans are underwritten differently so still might have some recourse as cap rates tend to be lower and spread is smaller versus the interest rate.
