Your “cashflow vs down payment model” to me, is a terrible strategy.

It has been structurally sound for at least 10 years since the addition was built, foundation company even mentioned in passing it'll probably be fine structurally for 10 years if I don't mind the sloping floor slowly worsening, but no guarantees on timeline.Is this a terrible idea?

Looked at a bunch of 2-4s but the yields are terrible.

It is a small enough area that it wouldn’t be terribly expensive.

The newbies provide terrible comps and construction estimates for their deals because they don't know any better.

It would be terrible to do all this work to save money, only to lose it on vacancies that sit on the market.

You definitely don't want to  make an investment just to take a $100 loss a month on the property (but if your bro will be house hacking then thats something else to take in to consideration, and -100 CF might not be terrible).You didn't give us a ton of #'s to go off of so I can't give you my best answer but if you shoot me a message with some more info i would be glad to take a closer look at it.
