Attorney orders a title search from a title company, we the investor speak only to the attorney.

Generally speaking, our buyers can't go FHA due to title seasoning issues, and conventional lenders usually won't let assignment deals fly, so we we're reaching out to see if anyone could connect us with a friendly lender who will allow 0 day title seasoning. 

The next year I would speak to someone like Walt Kaminski, about buying tax certificates and find out where the highest yielding certs are, and I would spend 100K there.

If you get out to your local REI club or speak with agents, investors, and property managers you will start to find a few people that will plug into what you are doing.  

If you have nothing and the property is mortgaged, then you're fine.But if you are worth something, then you become a bigger target and the risk to yourself dramatically increases.Personally speaking, I'd be giving notice that the lease won't be renewed regardless of the person stopping smoking (I simply won't believe them).

In order to sell one property they will have to speak with their bank about releasing one property from the loan.
