It has been so dry this past decade I think many forgot how bad mud slides can get.

If the tenant doesn't keep the area around the bathtub clean and dry it is inevitable that mold will grow.

The grout you use to do them with is acrylic,  self seals against staining, and is dry and ready for clean up within 1.5 to 3 hours depending on the brand.

First does the land already come with soil analysis?

I got the tenant to agree to a payment plan of $500 a month, but this dried up after he had paid $2,000.

The catch is that a neighbors property (dry cleaner) is potentially contaminated.

I can recommend smart decisions to maximize your occupancy, that's part of my job as a person who caters to investors.. but also part of my job is breaking the mindset that it's so cut and dry.
