Thats just the exact opposite type of incentive I would ever want to convey to my tenants.If they're going to be late on the payment, would you rather them NOT call you so at least you knew they were going to pay on the 7th instead of thinking they were skipping town?

We tend to want to skip right to the good stuff without putting in the time.

Since the OP I have spoke with a few other flippers in the area, and none of them have this license BUT admittedly haven't got caught.Currently I am looking for someone with this license to get the permit, get back to work and finished.Future I will be getting licensed, to skip this middleman step.Thanks again.
