You might have difficulty finding investment loan (DSCR) without owning either primary residence or another property.

We are running into some difficulties finding lenders as we don’t yet have a US credit score.

@Siva Kodali..some private money will allow this, but even that might be few/far between just because if seller is carrying 45% and you're getting a first at 55%, you don't have skin in the game. 

I'm not sure what is your difficulty in going alone...Certainly, you could do any sort of equity split.

Skin in the game is a good thing IMHO.

The other difficulty is that you are 18 years old with no life experience and no real estate experience.

Lenders often time wnat to see that you have skin in the game. 

However I am a cocktail server here in Vegas and have difficulty getting approved sometimes for loans due to my tips being a big part of my income. 

I think as long as your getting some skin in the game you are ahead
