Lien positions for a property

Good evening BiggerPockets,

I currently have a deal under contract and have made the earnest deposit. I do not have the money to complete the down payment but I found an investor willing to bring the down payment to the table. I have a loan quoted at 80% LTV but the lender will not allow the investor to hold second lien position on the property.

Is this normal or would this be a deal breaker for an investor? How do I structure this so everyone wins including me?

will investor be giving you this money as debt? or will they a partner with you?

if they are giving this money to you as debt. it will be hard to find a lender that can help. but if the investor is partner and will also be on title, this deal could possibly work. i would ask your loan officer.
