Print your flyer....take it to all the investment clubs....put it on Craigslist and all the other fsbo sites....and if you really want to open the market....get a realtor to put it on the MLS for you.

I was clarifying your statement "officially...sometimes realtors will submit the sell price to the MLS, but it's unofficial and optional),"Agree - the MLS Sold Data is not transported to any sites without REALTOR access, and does not attach to the deed.

When a target property surfaces, be prepared to act on it within HOURS not days.Be prepared to show a solid proof of funds (not a print-it-yourself POF from a hard money site) and to submit a reasonable offer (most likely 97%+ of asking price).And if you have a good agent, you'll get that property under contract and start you due diligence.

Yes, I don't see cash for keys working because it won't be simple for them to find a different place as cheap or willing to take someone with inconsistent income.With no escape clause in the lease we were just counting days (months) til we can get tenants that meet our typical qualifying requirements.

They will only do a simple refi on any investment property (max 3 properties) and will not let you pull any cash out...period.
