As you may know, the main site with info is loopnet.com There are two sites, one dedicated to mobile home parks, and the other, to rv parks; some of which have members that stay for months or years, and even other facilities on hand.My current project, in Spokane, is getting a SFH, and working with my church, to covert it into a transitional group home.

I like townhouses for a variety of reasons but try to do one where you don't have an HOA, where you have plenty of parking and try for an end unit.

From the price and rental, it sounds like the property is in Lincoln Park or some neighborhood in North Side.Firstly, CAP rate is ROI if you had paid all cash for the property, so it doesn't include your mortgage payment.

Most answers will be coming from a personal experience but without being biased they can be great if you have them in the right locations.Properties surrounding Amusement parks, national parks and beaches are all great.We hold a couple properties in ski resorts and those are rented all year long even with the insurance, HOA fees and property management fees being a little on the steep side.Its all about location just like anything else within the real estate industry.Regards,Andres Calderon
