There's no right or wrong answer here, it really boils down to what each side wants and whether the other side thinks it's fair.From pure negotiation standpoint, the fact that you are looking to take this investment after the deal was already started, that tells me that you need him more than he needs you.

Rent it and cashflow like crazy, pull the money out and leverage the property to buy something else, or sell it to someone who is wanting to buy an investment property in the area but didn't get in before that market grew.One side note, I wouldn't buy something purely on the belief that it's going to appreciate, and all of the amazing things I listed above are going to happen.

For example, you can get a Line-of-Credit and perhaps try that approach, or use your Self-Directed IRA, or just finance it with PURE CASH which can be money from your own personal sources.I hope this helps you and answers your questions.
