I currently own one rental in Fort Wayne and decided to pivot into West Lafayette and Lafayette area because it is much more stable and has a diverse workforce which prevented the area from being heavily affected in 2008 (I am also a student at Purdue University but have been in real estate for 3 years).

If you want to prevent BOTH the buyer and the seller from seeing your wholesale fee amount then double closing is your only option.

This brings up another question.. how do I prevent my DTI from going over 43% as I accumulate more units?

There's really nothing to prevent the realtor to come back over top of my offer and take the property for themselves if the seller agreed to such a reduction correct?

Preventive measures are best.

The places I have used foam are things like crawl spaces or the underside of porches to insulate and vapor seal to prevent pipes from freezing. 

What I recommend doing at larger multi family buildings on an ongoing basis is preventative quarterly treatments. 

It’s simply preventing me from getting that deal.

The first pillar is avoiding unnecessary and risky activities (don't drink and drive, insurance generally won’t cover your poor decisions) and take good care of your investments - these simple steps will help you prevent lawsuits before they even occur.
