Renovating a Multifamily

I want to renovate a Multifamily with new kitchens ,bathrooms and flooring since this property is located in Vermont are there any suggestions on different types of materials that are better. Example - hardwood flooring is nice but it is expensive. I'm also thinking about tearing down all the sheet rock and insulate the house with a foam bearer. It may be expensive, but overall it may save me money since I will be paying for heat.

Right now the house is unoccupied.
