I used to keep contracts in binders as shown in photos but with more properties, it's not working.

In stead we took photos/video and showed prospects and said they can see post move out. 

This isn't likely what you want to hear but I highly recommend that you upload a photo of yourself for your profile pic, it'll help make you seem more like an individual and less of an anonymous entity.

However receipts/photos/proof of work/permit number (if applicable) are all recommended but not necessarily required depending on the insurance company.  

I send some photos and before, during and after and it served the purpose.
