I'll give a different perspective.

From a lending perspective, we will look at market vacancy for that particular market type in that particular sub market area of a specific market.  

Many BPs should also have exposure to stocks, below are some considerations to put this story in perspective.

You are leasing more of the property then occupying, from a funding perspective the lender would also consider this an investment property.
