I hate going there often 1 it wastes my time and 2 i like to give my tenants privacy but i feel like in this case i want them to.think im be in there grills and they wont get away with anything in regards to smoking.

They don't have the time or inclination to develop a skillset that you seem to be taking for granted.The calculators for less experienced folks serve both the purpose of forcing them to consider each input AND they perform the mathematical calculations needed to predict the future of the investment.Are they the one perfect solution to anyone and everyone?  

But I get what you are driving at, "take pride in the things you say and do or no one will take you seriously" I think that pretty much sums it up, I get that, but my rebuttal to that is this world was not founded on perfection if it were nobody would go anywhere look at Ray Krock, Michael Faraday, Gregor Mendel, just to name a few they all made mistakes and yes people backed away from them but the ones that said okay show me what you got and I will help.

I figured this was a perfect 1st deal just so I could practice going through contracts and filling out deeds with an out of state owner with almost no risk.
