Set up a boom box , aim it toward her and play the Carpenters Christmas album on repeat for days on end at full volume  ,after a week of that she will leave or take her own life 

You gotta be willing to go outside the box and your comfort zone to find bargains .That means finding off market deals and getting creative about marketing .

Most of the big box agencies have a pretty decent training system set up to help brand new agents. 

Think outside the box on it.

You being OOS and sounds like doing your own PM, new delivery from a big box might be best.

If your mystery sources of authority want to come forward to state their opinions in a qualified, professional capacity, then so be it.

I was just  trying to think outside the box and see if there were any other options..

If it's a fully renovated unit then I'd go with new, and would hit up the big box stores on during their july 4th seasonal sale.If it's an older unit then I'd grab used on craigslist/facebook. 

There's usually a job box on a build site, and in that box a set of plans by an engineer.
