I do the research once I have a motivated seller and an appt to view the property. 

They are motivated, asking $20K and willing to negotiate. 

I think it can be tough to motivate a team to work hard if they're on a time contract and w/o good oversight.

Hey BPgot a call of a bandit sign, He is very motivated because he is moving out, this would be our  first deal. we went to look at the house its really not in that bad of shape, needs a new roof and a couple cosmetics, and a very small foundation crack The arv is 73,000 he is asking 33,000 so its already much below .65%he cant go lower than 33k because that is what he owes. 

What sort of email message or text message could be used to get sellers that may be interested in doing a lease option or terms deal to raise their hand?

to expand,  we are currently looking for an agent willing to shotgun deals for assignment, and also to be able to help people out of tough situations i.e. per-foreclosures / absentee owners, motivated sellers in general.

Is this particular deed a sort of legal contract naming you a prime investor to the property and giving you the right to foreclose in case I have to go that route?
