If you played down the modern in the staging and just went with size appropriate furnishings with simple clean lines I think your house would show better.

It's not rocket science to look at the lease and most of the time, it's in normal English so you don't need to have clerked for a federal judge to understand it. 

It's modern but some people love the textured tile or laminate floors.

Seeing as you need to rehab the building it sounds as though you will be putting out a nice modern product.

And admittedly, there isn't much science behind our search for a market because we really don't know what we don't know aside from what we read and listen to on the podcasts that talk about choosing a target market.Ideally cash flow and growth would be the goal, however I do understand that that's not always very realistic to assume both are possible in a given market.

Couple that with some cosmetic updates and modern renovations and you’re golden.Rent control varies by municipality but generally speaking, rent increases mirror CPI index, and water & tax surcharges, along with those capital improvement allowances.
