Internet marketing should be your primary focus, but also work to develop a relationship with a local mover.

Get rid of all materials in the home like curtains, carpets etc and have your heating ducts vacuumed out. 

I am biased towards leveraging the Internet to solicit business, it allows you to capture leads from people who are seeking your service.  

Maybe try talking to the commercial accounts folks at Dixieline or one of the other local material suppliers?

To do a renovation will involve buying and spending on materials so you will not be able to do this with no money.If you have time you could source an investment deal by negotiating a great below market value price and an investor could pay you for securing it. a couple of these could see you with enough money to start refurbishing.

High end residential means it will take 2-3 times the time a flip, and time means money, they also have different types of materials, a 2x4 from a decent/specialty lumber yard will cost 15-20% more than home depot but they are more quality.

doors - if outside doors=350 a door or inside doors=125 (or the cheapie 35) per door no labor.washer/dryer - just the electric cables 20 each no laborkitchen outlets - just GFI is 20 each. no laborpaint/knobs - 1.50 each knob. no laborfaucet - decent one 80-150. no laborplastic lining - no ideadetectors - either batteries or new detector at 10 to 49 eachgarage door - 1 hour labor cost for Atlantaoutside cleaning - 300 to 500 for cleaning.Do not misunderstand me, you can get the job done by yourself cheaper, but hiring two guys and the cost of materials is surprise.
