Projected numbers below, can anyone double check to see if I'm overlooking something?

They ended up having to cancel their project and decided to sell as is because the association required a lot from an insurance standpoint from the contractors, therefore, my client struggled to find a contractor with sufficient insurance coverage for the association to accept.

Your other point about the counter offer, i think you should keep a few things in mind:  Montreal is in a massive seller's market right now.

@Bjorn Ahlblad well this is a bigger project than I intended on taking on.. the numbers work everyway I work it... problem is I don’t have enough investors so cash out of pocket would be more than I would like.

What further information do you have on the project @Elia S.?

And if you do get a property in contract but don't close you'll lose your deposit.If you have or can come up with the 30% of the cost of your project then find a lender that can give you a pre-approval letter to shop with.
