This is a long term play and you don't come up for air until 15-20 years in the game and start paying off the properties.

I definitely agree regarding the fear/emotional aspect playing a huge factor in my decision and lack of experience when it comes to selling and what may cause a buyer to become non-interested in a property.I know if I get the right tenant which so far I have been lucky enough to do, these concerns are no longer an issue.

If I did that (just saying if I did it, not you) I would be like trying to play against the NFL with a college team. 

Also playing with the thought of putting in a RV hookup and rent the other lot to a tiny house owner for 500$ a month to offset my monthly expenses.

If you are confident in the market then it sounds like a classic sfh value add play.

@Joaquin Garuz I'm up north in Boca and I've been watching the trends between West palm and homestead since 2015, the numbers just don't make any sense, everybody is blindly betting on appreciation and I'm waiting to see how it all plays out during a downturn. 

The problem I keep running into is that I live in Oregon and I may be wrong on this but it seems like most properties are overpriced and are more speculative appreciation plays, like in the Portland market.

We continue to get tenants relocate from other states and attempt to play the Covid card after the first month. 

So again that income comes into play on the next one round.
