I definitely agree regarding the fear/emotional aspect playing a huge factor in my decision and lack of experience when it comes to selling and what may cause a buyer to become non-interested in a property.I know if I get the right tenant which so far I have been lucky enough to do, these concerns are no longer an issue.

@Joaquin Garuz I'm up north in Boca and I've been watching the trends between West palm and homestead since 2015, the numbers just don't make any sense, everybody is blindly betting on appreciation and I'm waiting to see how it all plays out during a downturn.

The problem I keep running into is that I live in Oregon and I may be wrong on this but it seems like most properties are overpriced and are more speculative appreciation plays, like in the Portland market.
