Hello I live on Oahu as a service member and would like to follow somebody’s footsteps/work with to learn how to invest and rent a property.

Residential rental property has a class life of 27.5 years, but depreciation does not start until the property is placed in service.   

We asked for an old electric panel to be replaced & service on the furnaces and they conceded that to us.Supposedly the seller got another offer above our price & without any contingencies after accepting ours.

This is how the lenders I've worked with calculate your Debt to Service Ratio (DSR) or Debt to Income (DTI). 

I am not sure how well it will be received if I tell them that I don't really intend to use their service (since I am thinking of managing them myself for now), but just looking for some information.

This wouldn't work in Allentown, but anything more than a few miles north of Rt. 22 would qualify. https://www.rd.usda.gov/programs-services/all-prog...I would be careful not to over-leverage yourself at this stage in the game.

Once services are rendered, the chance of collecting fees or payment decline...greatly. 

I don’t know what branch of service you are in but in the Army you couldn’t live off post until you made E6.

How are you liking the service thus far? 

Since I'm looking outside of my area, I'm 100% dependent on my agent, so I want someone reliable and dedicated who is interested in providing good service for buyers and not just sellers/listings.
