How can I find comps for rent in commercial?

I am about to buy a couple of commercial properties. They are used as office/retail spaces. I am not sure if the current owner is charging market rates on these. Where can I find info on rent comparables (like price per square foot) for that area? Thanks.

@Pinaki M. , I definitely don't condone complete time waste, but I certainly think you should do it in an appropriate manner.  People love me because I'm always 100% transparent and you should be in this message as well.

So, in this instance, I'd simply say:

"Hey there, I have a property coming up at 222 Rogers Ct and I'm thinking of managing it myself but I know I will need more help in the future as my portfolio grows.  I'm wondering if you know the area of (Rogers Ct) well what you'd suggest as a price for leasing there?  And for future purposes, can you please send me your fee schedule, terms, and how you work?  I would love to find someone I can rely on for the future as I keep growing!"

Something simple to that effect that is honest and transparent.
