The less I put down the larger the debt service but greater roi- correct?  

Some of the lenders that offer amazing terms will back out of the really juicy deals since they aren't stable enough OR, they will ask for a larger down payment which is the other way they have of killing deals that they don't want to outright deny. 

Rather than spending time doing the cleaning and appliance installs yourself, hire that out to and use your time for tasks more suitable for a business owner - finding more deals, more money and more team members!
