Just by looking at what things are currently listed for (single and multi families), there seems to be good cash flow potential....For those familiar with these areas, would you consider downriver to be a good investment choice? 

I have known since college that I didn’t want to do a 9-5 analyst job for “Corporate America” forever, but, never really thought I had a choice.

First choice is to look for seller financing.

I have seen for larger projects developers or flippers bus in crews from less busy states to get high quality contractors looking for work.Larger flippers or ground up development companies can build for say 85 per sq ft where smaller investor with 1 property might be 120 a foot.

Hi, we had our HVAC go out just a few days before finishing our rental. The warranty company denied our claim because they said corrosion in the coil caused leakage which isn’t covered. They didn’t mention anything ab...

The contractors will support their returning customers or larger jobs more intensly then smaller low margin jobs with a new client. 

I feel that im getting to know the larger players in the market by doing that. 

If anyone could recommend an agent with knowledge of small multifamily (or larger) and excellent property managers I could talk to, I would appreciate it!  

Which choice is usually the smartest in the East Bay area at this time?

I have two properties in CO and being able to deal with non-paying tenants swiftly via the law is important, especially for investors like myself looking to get into much larger multi-unit properties.Your thoughts or experiences?
