I would suggest not writing a lease. use ones that are legitimate, plain language leases that are endorsed by the local Magistrates and the association of realtors.

It depends on the language in the policy, but I wouldn't be surprised if the policy excludes coverage for criminal acts - like assault and battery, which this appears to be.

GA is one of the best states to do this.. sales are only once a month so very easy to follow... hedge fund competition has died way down and unless your looking to buy 10 to 20 props a month..it should be a piece of cake for the average investor to pick up one or two a month with a little bit of study and work ethic.

I won't push the subject any further, I realize the pay now vs pay later idea behind sales tax, it would just be nice if it actually said that somewhere (maybe it does in some convoluted language).
