Legal conversation starts with examining the answer to why you believe you do not want to purchase the property with your relative as a tenants in common as individuals or in an LLC. 

I suspect that is by choice not by any aspect of the industry keeping them out.

I agree that if the deal works, the deal works....but if you fit a few financing boxes and have the choice, you of course want to go with the one that has the best and most suitable terms for the specific scenario at hand.

I think in every market there are so many sub markets that you really have to be intimate with to make the smart choices. 

However, looking at the Deed, the Trustee is listed as an individual, who is the owner of the investment company, while the beneficiary is listed as the investment company itself, which is a Texas LLC owned by the individual.
