If you still feel like you want to do real estate investing after let's say 3-6 months of studying it (podcasts, books, youtube videos and webinars) then I would recommend going into real estate then.

I'd like to own this property in "appreciation" markets (obviously with a small cashflow would be an ideal), and based on my market research, am more interested in Florida, Atlanta, Charlotte and north Dallas.

I've watched some Youtube videos and read some articles on seller financing and sub-to, but I'm sure there's a lot of nuance to these strategies. 

So I decided to go online to find out what rich people do with small sums, like $10K.A Kris Kohn video appeared and he mentioned that you could buy a small business and possibly put only $10K down.I’ve found a few websites that caught my eye and there was a Pizza Place that appeared in my area.Now, I have significant knowledge working in an industrial kitchen because that was my primary job in the military, so I know what everything should look like, but I don’t have a lot of knowledge about a civilian Pizza shop directly.  

I deal a lot with zoning issues such as these so here is my two cents.

Despite asking for only a two day inspection period due to only seeing the house on video before making the offer , The sellers counter was zero inspection, which I accepted.  

Ideally 8-10% CoC ROI.

In my ideal world, this is kind of a neutral investment - I get some use out of it, but more or less I'd land even in what I would pay potentially on say an 80k refinanced mortgage down the road and AirBnb income.So yeah, thanks all for listening to me blab.
