It will be like a fresh contract, just like any other contract, don't expect your new contractor to start blaming the old or start bad mouthing the last one, either to make them look good or simply want more money.

I assume we'd setup a LLC but Im not sure how someone would get an investment loan as a freshly created LLC even if it has a large amount of funds in the bank.

This was a cosmetic rehab which included the replacement of the HVAC with refurbished one, and all gas pipes, windows, floors, kitchen, bathrooms, paint and fresh sod.

If empty units next door are renting for $780, they likely have fresh paint, newer carpet and other updates.
