There is one syndicator who frequently posts here that likes to incorrectly tout that as a benefit and I find that kind of misinformation extremely annoying. 

Getting investors is very akin to simply putting yourself out there as frequently as possible, and obsessively enjoying conversations about real estate.

After that's established in theory couldn't I utilize credit cards that offer frequent flyer miles to then be able to make purchases earn miles and then travel for free to go check on set properties for inspections or any damage that may be done to the property and such to then write it off as a business expense for tax purposes?

Hello, Frequent visitor to this forum to learn about landlord for the last few years and have a few rental properties in DFW area.

I do know that on certain properties there is no interest due to the property characteristics.

We used local hard money that I work with frequently.

The number reflects all the issues, characteristics of the deal including crappiness, location condition, worj, risk, effort, vacancy rate desirability... everything.Simplify this, not complicate this.

@Bobby DavisI am surprised no one chimed in and gave you a recommendation.I would recommend the following if you are looking for a local CPA.1) put a keyword alert for "Texas" and "San Marcos" and you will notice that a lot of frequent posters with those keywords in the alerts.
