I recently bought a duplex in Vegas which cash flows terrific and have been contemplating buying the land parcel next to it (it is vacant with no utilities or foundation just dirt) and buying two of the same duplexes on it as it is two times bigger in size.

I'm looking at buying land in Colorado Springs, I looked at a property listed at $125,000 and then I took a look at it on the county public records parcel map and it was listed with a market value of $30,000, and another property listed at $230,000 or so on Zillow, but again the market value on public record was listed at $60,000.

Here is the bottom line: My father owns a large commercial property with a duplex on the same parcel.

He'd buy fixer uppers on large parcels of land and then would build a full size single family on the same lot and then sell them off separately.

We did a heloc on our personal home and bought  4 different parcels of land with 2 mobile homes on each parcel.

On many of these properties, we would stop by on Fridays (as that was payday) to collect the rent.I can't tell you how many times the door was answered by a mother with small children who said the husband went off drinking with his buddies and hasn't come home yet with the rent money.On many of those occasions, the mother and children didn't have any food and my parents would bring them something to eat.Is that the way to run a business, probably not.Is it a way to have compassion for those less fortunate than one's self, probably so.
