Accessory Dwelling Units For Increased Cash Flow

Has anyone in the Austin area added an Accessory Dwelling Unit (ADU) to their primary residence or investment property to increase cash flow? It seems that finding deals that cash flow is the main concern of investors in the area and after reading the latest BP book where @Brandon Turner goes into detail about how the Hawaiian government gives incentives for individuals that build ADU's in the backyards of their primary residences I became curious as to if an ADU could mitigate the costs here in Central Texas.

@Austin Joseph You could also look at ADUs as flip opportunities. I have a couple of Austin clients that buy properties with a big enough lot to build an ADU, then create a condo regime and sell off both units separately
