I'm also a bit of a sustainability nut anyway.I'm also doing the other usual items, new laminate and tile flooring, bathroom renovation, kitchen updating and exterior maintenance.

Sometimes with fixer uppers the best bang is just clean, not redoing the kitchen, etc.

Our rental unit is about $800 short from covering our mortgage BUT we were just able to renovate the top floor to create an Airbnb unit (a legal one registered with the city too!)

Out first was a duplex (which we are house hacking) and our newest is a flip property.The first floor has beautiful, easy to restore hardwood floors.

My managing broker and I are floored, as the numbers are telling us this could be the most lucrative flip yet.My question for you all is this: On the previous 3, because she has been the one to procure the deal, purchase the deal, and then resell the remodeled home, I have been paid on an hourly basis to manage/work on the properties.

The first floor will be producing income shortly.

It needs floor joist work, new windows, complete new roof etc etcI don't think she is going to go for $269 because she mentioned she thinks it's worth 400k right now. 

It just needed touch up paint and carpet cleaning.
