I'm assuming that the tenant's payment wouldn't change because it's based on income, and only the government payment would change?

The federal tax payroll suspension is just that: a suspension.

The disabled man sued the land lord and won damages under Federal Fair Housing.  

Sold 1 property and considering selling the other which is similar to what you describe.The legislative environment looks to me like it will only get worse and not better for landlords....why bust your butt to have the government so far up it that you cant enjoy the rewards of your work.I recommend the sell option while the market is hot with people fleeing NYC

Started doing work for local city government and non-profits tied to Parks and Rec divisions, and then moved into tourism-based short term rental marketing imagery... mainly photos, and I offer both the aerial stuff as well as traditional photography.

As a first time landlord, you need to understand the federal, state, and city-level laws governing landlord/tenant interactions in your area.

Knight,What ever area you target, make sure the local government(s) allow short term rentals.
