I have a single family property. The market is very good. Half hour from NYC bus at corner. Im undecided if i should rent or sell. What if virus returns in the fall and the dont allow eviction again? I think this is wrong they put their nose in my business thats communism!

What are your long term goals? What would it realistically rent for right now? What would it realistically sell for right now? Answer those three questions honestly and you will have your answer. Put your political and emotional opinions aside, this is investing. Like someone much smarter than me said, emotions go up intelligence goes down.

I'm in Northern NJ as well. You can play the "what if" game until you're blue in the face. Look at your equity, how comps are selling in your area and compare that to your long term goals. Also realize renting an SFR is still a bit of work. No setting and forgetting since you most likely won't have systems in place.
