That’s fine to have a VA loan as that’s Part of your benefits package but you should still put aside money for reserves, vacancy, and the basic repairs and upgrades of the home.

For an exit strategy I really want to buy and hold but if needed I want the property to be able to have some forced appreciation and able to have minor upgrades that I can do myself and hopefully by then I would be able to list it myself so that I would not have to worry about selling costs.

I made a terrible mistake on my first investment I brought a four Plex which I found out after the deal the other three were unpermitted should I upgrade the unpermitted property and raise the rent or hold it for a year and sell it to get out of it please help
