Most of my projects were college dorm renovations (50 - 100+ units) and building mechanical upgrades.

Upgraded electric, new plumbing, HVAC, new kitchens, bath etc.

That’s fine to have a VA loan as that’s Part of your benefits package but you should still put aside money for reserves, vacancy, and the basic repairs and upgrades of the home. 

For an exit strategy I really want to buy and hold but if needed I want the property to be able to have some forced appreciation and able to have minor upgrades that I can do myself and hopefully by then I would be able to list it myself so that I would not have to worry about selling costs.

I'll pay for updates to the downstairs unit (minor - paint, appliances upgrades) and updates to the upstairs (damage in closet - roof leak - I'm freaking out actually - ripping out carpet, kitchen) out of pocket?

My question is, what should be the expected payback period on those upgrades? 

Purchase price: $127,500 Cash invested: $15,000 Sale price: $190,000 We mainly did a cosmetic upgrade to this residence.

Kitchen to be renovated with new/upgraded flooring, cabinets, countertops, and sink.

I currently live in a mobile home, this thing hadn't seen a single renovation when I bought it, ICBC is now insisting I do some upgrades or they wont insure it anymore.

I made a terrible mistake on my first investment I brought a four Plex which I found out after the deal the other three were unpermitted should I upgrade the unpermitted property and raise the rent or hold it for a year and sell it to get out of it please help
