It cash flows $400 a month (after 5% CapEx, 5% Maintenance, 6% Vacancy, 10% PM), 2.17% of the 2% rule, and 11% Cap Rate if you want to use that on a Small Multi-family (I know some don't).However, I had a roofer come over to look at a faux balcony that had rotted wood, that I wanted to change to a normal slope roof, to prevent issues in the future (I like when water runs off and away from the building).

Then proceeding to tell me how "You should pay someone to do daily maintenance of the pool because they are not going to be everyday pool people"Then a recorded phone call yes I record all my phone calls with not just my tenant but if someone is in my call log with them yelling and claiming that they are not going to be everyday pool people giving notion they simply are not going to upkeep the pool the biggest gripe is a ten second chore dumping the skimmer basket.Now the biggest concern here is the pool pumps not circulating water and running dry then burning up.

Water was leaking and Foyer light Dome was full of water and leaking from there as well. because of excessive water drips, dry wall near the floor was also damaged.I went under contract for this property with an escalation clause as this was in great condition and paying 3% over what I had initially put in before the counter.

@Tyler Zanini You can always get away with painting the cabinets, to add artificial character paint the Cabinets, wait for paint to dry.
