@Ashley BudyakI just invested in a portfolio of properties near a university in Georgia (not UGA).I think the concern of COVID shutting down colleges and student housing is in the rearview, thankfully.This is my first foray into student housing, but it is with a sponsor that just returned to me close to a 2x MOIC and 20+% IRR in 38 months (still waiting on the final dispo distribution so not sure yet on the exact numbers), on an MFH value-add in Memphis; so I am optimistic about the prospects of this student housing investment (obviously, otherwise I wouldn't have made the placement).

In short, I am in the process of screening a few prospective tenants.

If so, given that this is an incredibly desirable place to live with continued growth/development prospects, I would not pay too much attention to day 1 "cash flow" (as would be an important factor in, say, Monroe MI or some dying industrial place like that). 

Buying investment property now:I'm sitting on a modest amount of capital and am eager to get into the game via either another affordable single family, or a multi-family, ideally in the Coventry/WW/Warwick area as I'm most familiar with them.As with any investment, I know that timing the market can be a fool's game, however, one cannot ignore the extremely high valuations combined with economic prospects and a potential wave of evictions coming.If you were to start over in this area, would you jump in now, given the current circumstances, or wait and see what the next few months hold?

For example if the prospective tenant has a job or disability and is on Section 8 housing then you would be required to total all sources of income to meet your income requirement.  

You'll get a better prospective of HOW FAR your money goes towards the next DEAL. 

I understand you need to stick with a plan so I'm curious what kind of success you've had with any of these prospecting methods? 

Given the prospects for low interest rates over the long term, that seems like really great advice.Jim confirmed that Jumbo refis are difficult right now but suggested that I keep looking.
