The finish is very dull and gone in most areas, but I poured a little water on the floor and it doesnt readily penetrate through the painted spots as it does on the plain concrete.

But, guess what; YOU DON'T HAVE THE MONEY TO DO THOSE IMPROVEMENTS.Spend the next year doing the following:Build your savingsLearn about REIGet rid of all your debtFigure out where you're going to live, if you can't commit to FIVE YEARS in one spot you have no business buying a house.I know this sounds unduly harsh to a young family trying to establish themselves.

You can spot me a few bucks or buy me a meal and we're all good!

While I've never actually sent letters to any vacant homeowners spotted while "driving for dollars" I will say this - I've seen the words "tired landlord" thrown around more than once around here.  

4 runs total. 2 bed rooms, kitchen/living room.house is on a crawl space. furnace/ac is already in place and works. just need duct work.just got a quote for $3300. seems very high....that quote is including materials.

It's not always spot on but it is very close.  

This is the beauty and sometimes the trouble of landlording, we would love it if there were always hard and fast answers but sometimes you have to make on the spot decisions.  

After he pointed out where the tree was infected and pointing out the spots where there was massive sap bleeding, I made the call to cut it down, he said he could just trim it up but the tree was going to drop at some point in the not to distant future (1-5 years was his estimate based on the damage that had already been done).
