After a few posts, have him post in the classified sectionof this forum, offering his services.While he's doing that, use FrontPage to make a simple webpagethat offers his services and make a simple business card thatgives the usual info plus the website address.Have him join and go to the local Real Estate Investors club meetings.This is really big.

I would rather just talk very up front from the beginning to make sure the cards are on the table.Funny thing is that when I'm honest like that and up front and the desperation finally sets in, I usually get a call back.

Every market is different....so check references and really look for contractors who have a formal office other than their basement or shed, someone with a professional business card & someone using yard signs or a fully signaged or decaled vehicle.

You would be better off borrowing on a Credit card or other bank loans to save on the interest maybe.

I am not based in Wisconsin, however, so just be sure to double check your state disclosure laws since in California we most likely would need to provide an asbestos disclosure as well if we're giving a lead paint disclosure (built pre-1978/79).Besides the standard forms a nice touch is to include a small welcome package: a sponge, roll of TP, candy, your business card, and a thank you note welcoming them to their new home.
