If the mortgage gets paid, the lender has not reason to rock the boat.

Most of the old warehouses vacant and for sale for $1 around here are really tough locations so spending millions to upgrade an old building to be in a C or D class area is not that enticing.My family used to own a large warehouse for dry ice production and distribution as the neighborhood turned to crap between the 1950's and 1980's they moved into a bigger building in a nicer part of town. 

In my market 5+ is considered commercial and lenders won't do VA in that asset class.  1-4 is doable here via VA.If your reading and studying has given you a good comfort level, most definitely jump in. 

When underwriting apartments in the Metro Detroit area, what are your "rule of thumb" expenses per unit/year for B/C class properties?

Also can you describe the property (sft or multi, age, condition, etc) and neighborhood class?

I have been searching around for a little while and I cannot find any information or reference to online classes for an Idaho real estate license.

Looking for others who may have been in the same boat as this is a new one for me.

I think B-/C+ type stuff is the place to be, and Chicago is full of C class buildings in solid areas with a Chipotle or Starbucks nearby. 

I am in sales so i already have the mentality of bringing the boat down but there’s no way for me to know how much the appraisal will be 😳
