Hi @Andrew Postell, I'm currently working with an investor and I think I most of my key concerns have been covered:  -Transaction offered at 5% interest rate flat without any prepayment penalty attached to the loan.

I could see looking at comps for 3/2 single families if the in-law were attached, but what about detached suites?

First, when you purchase are you buying the mobile home only or are you also purchasing the land that it is attached to.

Also since the lien is no longer attached to the property the lien holder has no right to claim interest in the property.

Im Pretty sure there is a FNMA SFR Small Balance Product that will go down to $500K borrow minimum for SFR portfolios in LLC's that will do up to 30 years, but I think there are minimum location values attached to that as well.
