We are not allowed to garnish any individual on government assistance (I never rent to any one on welfare for that reason). 

Tenants are obligated to follow all rules of the lease so if they are causing damage or problems and it violates the lease - you can evict them like any other tenant or notify them of the violation and many times they will promptly comply since they risk loosing their section 8 assistance.

Next issue is that if these deals are to be regulated, standards must be set and the public must have reasonable access to get assistance required.

I do visit them monthly and have good communicstion with all my tenants though that does assist in many situations.

State that the tenants will assist you in marketing the property by making the property available with notice of a certain amount of time that you guys agree upon.

I am willing to assist in any way I can whether it be on the evenings or weekends, helping out with anything I can get my hands on - paperwork, helping prepare for open houses, putting up signs, etc. in return for being able to observe, learn, and ask questions.

I play sports most of the day Choice of 45 golf courses-most free for life, 140 pickleball courts, 2000 clubs to be part of, listen to music at 3 different venues each evening and have almost all properties under great management with a personal assistant overseeing them.

I do know that the seller lives in it now and loves the location, but has outgrown the house.I have a local realtor and other team members that can assist if needed.
